How Much to Charge for Pressure Washing a Driveway
Concrete driveway prices by size and condition, plus a field-ready way to measure the work and build a quote.
Quick answer
A standard two-car driveway (about 600 sq ft) typically costs $175–$240 in an average US market — at that size most contractors charge their $175 minimum. Larger driveways are priced at about $0.20–$0.40 per sq ft: a 1,000 sq ft driveway runs about $280.
Driveway pressure washing prices by size
These estimates use the listed dimensions, concrete in normal condition and average US rates. Measure the actual surface before you quote.
Normal condition
* $175 minimum job charge: jobs this small cost less than that by the square foot, so most contractors charge their minimum.
The asterisk in the table marks a typical price at the default $175 minimum job charge. Small driveways usually hit that minimum: the square footage may be low, but setup, travel and cleanup still take time.
Heavy oil, rust or embedded stains
Use the heavy-condition estimates as a starting point when the concrete needs more dwell time, agitation or repeat treatment.

For the same 1,000 sq ft concrete driveway in normal condition, local labor costs and customer expectations shift the price.

What changes the price
Size
More concrete means more surface-cleaner passes and rinse time. Measure the whole area, including widened parking pads and turnarounds.
Stains and buildup
Oil, rust and tire marks do not all respond to the same treatment. Ask what caused the stain, test an inconspicuous spot when appropriate, and set expectations because some marks may remain after cleaning.
Slope and access
A steep driveway, limited hose access, long hose runs, parked vehicles or drainage that carries runoff toward a garage can slow the job. Include the extra setup and control time in your quote.
Pavers and decorative concrete
Pavers and stamped or decorative concrete need lower pressure and more care around joints, coatings and surface texture. Inspect them and define the cleaning method; these estimates are for standard concrete and do not assign prices to those surfaces.
Bundle with a house wash
When the crew is already on site, a driveway can be a sensible add-on to an exterior wash. Quote each surface clearly, then decide whether a bundle adjustment still covers the added labor and chemicals. See the house washing price guide for the other part of the scope.
How to measure a driveway
For a rectangular slab, multiply length by width. Split an L-shaped or irregular driveway into rectangles, calculate each section, and add the areas. Measure walkways and patios separately so the customer can see what is included.
How to quote a driveway, step by step
Measure the concrete. Record each section and list walkways or patios as separate line items.
Inspect the surface. Note oil, rust, tire marks, joints, slope, drainage and hose access.
Choose a condition. Start with normal concrete pricing; use the heavy estimate when the job needs extra stain work or cleaning time.
Check your costs. Account for crew wages, payroll burden, travel and setup, overhead, equipment and chemicals, then protect your target margin.
Apply your minimum and define the scope. State which surfaces are included, what stain improvement is realistic, and quote sealing separately if requested.
How much should I charge to pressure wash a driveway?
A standard two-car concrete driveway (about 600 sq ft) typically goes for $175–$240 in an average US market — at that size most contractors simply charge their minimum. Bigger driveways are priced by the square foot: a 1,000 sq ft driveway runs about $280. Add more for oil and rust stains, steep slopes or poor water access.
What is the typical price per square foot for driveway cleaning?
Most contractors charge about $0.20–$0.40 per square foot for plain concrete, around $0.28 as a typical rate. On small driveways the minimum job charge usually wins, because travel, setup and cleanup take the same time no matter how small the slab is.
How much should I charge for a heavily stained two-car driveway?
For the standard 600 sq ft two-car size, the heavy-condition estimate is about $210 typical, with a range of $175–$300. Oil and rust may need dedicated treatment and can take more time than general dirt.
Do small driveways need a minimum charge?
Usually. A small driveway can fall below the default $175 minimum because travel, setup and cleanup apply even when the slab is small. The size tables mark rows where the typical price reaches that minimum.
Should I include sealing in my driveway wash price?
No. Quote sealing as a separate service on its own after checking the concrete condition, preparation needed and the customer’s expectations. A cleaning quote should cover cleaning only.
