How much to charge for pressure washing

There are three common ways to price a job, and good quotes check one against another:

Per square foot

Measure the surface and multiply by a rate. Best for driveways, patios and other flat concrete.

Flat price by job

A set price for, say, a two-story house wash of a given size. Easy for customers to understand.

Cost plus margin

Add up labor, overhead, equipment and chemicals, then divide by one minus your margin: $400 ÷ 0.70 ≈ $571.

The calculator does all three. It shows the local market range and the price your costs require, then suggests the higher of your cost-based price and the typical market price — so you never quote below what the work costs you, or below what customers already pay.

Frequently asked questions

How much should I charge for pressure washing?

Most residential jobs in the US are priced between $0.10 and $0.50 per square foot depending on the surface, with roofs at $0.50–$1.00. Work out your break-even cost per job (labor, overhead, equipment, chemicals), divide it by one minus your target margin, and make sure the result is not below what local competitors charge. Most contractors also set a minimum job charge of roughly $150–$200.

How much does it cost to pressure wash a house?

A typical single-story house wash runs about $150–$750 and a two-story house about $400–$1,400, depending on siding material, size, how dirty it is and local prices. Use the calculator with your siding square footage to get a closer number.

How much should I charge to pressure wash a driveway?

Concrete driveways are usually priced at about $0.20–$0.40 per square foot. A typical two-car driveway (around 400–600 sq ft) comes to roughly $150–$250, and many contractors charge their minimum on small driveways.

How do I measure siding square footage?

Multiply the perimeter of the house (in feet) by the wall height. Use about 9–10 feet per story. For example, a 40 × 30 ft two-story house has a 140 ft perimeter × 19 ft ≈ 2,660 sq ft of wall. You do not need to subtract windows for a quote. The calculator can do this for you: click "Measure from house size" on any house wash row.

Should I charge per square foot or per hour?

Per square foot works best for flat, easy-to-measure surfaces like driveways and patios. Flat prices per house size are common for house washes. Hourly pricing suits jobs that are hard to measure, such as mixed surfaces, heavy grease or graffiti. This calculator estimates both the square-foot market price and your effective hourly rate so you can sanity-check either method.
